MEL-RE has developed professional Design-Build services that provide one-to-one responsiveness, a single source of accountability, and hands-on control throughout every phase in the life of a project. As the general contractor, MEL-RE Construction Management, Inc. leads the entire operation, from pre-acquisition through occupancy, and retains complete control of the regulatory and design stages, where cost control is critical. The company assumes the risks and becomes accountable for the project, from inception through completion.

MEL-RE initiates a design-build project by assembling a proven design team and determining objectives and priorities with the owner. Site analysis, architecture, landscape and interior design endeavors are all directed by MEL-RE, allowing the owner to control his level of personal involvement. Design efforts are all conducted in concert with project life cycle planning, cost analysis, value engineering and scheduling, which facilitates a fast-track approach through hard pricing, financing procurement and permitting.

Actual development and construction are managed with an in-depth understanding of design considerations and priorities. MEL-RE’s proven, in-house financial processes also enable the owner to monitor the project’s success every step of the way.

When construction is completed, MEL-RE’s design-build team oversees the smooth delivery of the project to a satisfied owner: overseeing finishing details, owner orientation, testing mechanical systems, financing and title documentation, and tenant build-out services. During the initial occupancy period, one can truly measure the performance of the design-build approach and the benefits of increased responsiveness, accountability, and disciplined quality and financial control.
